What is Mansion Heights?
Mansion Heights is an approved and zoned, planned residential community on approximately 155 acres. There are a total of 8 phases with 158 homesites. It is located at the top of Whitaker Drive in Missoula, just sourth of Highlands Golf Course.

What amenities are available at Mansion Heights?
Mansion Heights offers the infrastructure associated with a distinctive neighborhood located within the city limits.  There are all the expected underground utilities, including natural gas and city sewer.  You'll also find paved streets and sidewalks.  The approved development plan includes over 50 percent of the acreage as open space.  The plan design, of adjoining open space to most every lot, increases the homeowners feel of spaciousness, privacy and views.

Residents can enjoy a picnic in the natural surroundings and walking the interconnecting trails.  Mansion Heights also offers the feel of a gated community, with elaborate entry signage and fencing, plus, extensive boulevard landscaping, spectacular views of The Highlands Golf Course and the entire Missoula valley.

Who is developing Mansion Heights?
The project is being developed by Stone Mountain Limited, an affiliate company of Felton Construction Company, a locally owned, long time Missoula based business.

How large are the homesites at Mansion Heights?
Homesite sizes begin at approximately 13,000 square feet, with the additional benefit of most every site bordering common ground or open space.

What do the homesites cost?
Spectacular view homesites are currently priced from $100,000.

Do you have financing available on homesite purchases?
The seller will do short term financing with at least 25% down, at 8% interest. Only payment for up to 2 years. Many local banks and Mortgage Companies also will provide financing.

If we buy a homesite, do we have to build immediately?
No. You may have as much time as you may need to plan the construction of your new home.  Alternatively, you may wish to purchase a homesite now at today's prices, and defer building until a more preferred time.

After I select a home plan may I choose my own builder?
Yes.  You may bring your own builder or select from among some of the top Missoula builders who are already familiar with this project.

What is the Architectural Committee?
The Mansion Heights Architectural Committee is retained by the Homeowner's Association to review and approve home and landscape plans.

What are the design guidelines?
Special care has been taken to develop the Covenants and Design Guidelines for Mansion Heights to protect and enhance property values of all homeowners as Mansion Heights develops.

The purpose of the Guidelines are to create a neighborhood of aesthetically designed homes that are visually compatible with each other while offering each owner sufficient design flexibility.

A copy of the current Covenants, Guidelines for the Architectural Committee, Bylaws, and Soils & Slope Stability Investigation, are available from the Mansion Heights Architectural Commitee and Gillespie Realty Company.

What is the Mansion Heights Homeowner's Association?
It is a non-profit association which holds title to, maintains and protects the project's integrity.  This includes its common areas, such as the entrance, intersection, and boulevard landscaping, the trail system and other dedicated open spaces.  Its purpose is also to give homeowners a participatory role in the management of their neighborhood.  The annual dues are approximately $150/year.

Where is the water supply from for Mansion Heights?
The water is supplied from Mountain Water Company with the help of two water tanks within the Mansion Heights project.  They produce sufficient water for domestic needs and fire flow protection for the entire development.  They are incorporated into the hillside with natural colors and landscaping.
